The Assistant Project Manager reports to and is responsible for assisting the Project Manager and/or Senior Project Manager with the daily management, supervision, coordination, and successful completion of commercial construction project(s) to meet time and cost objectives with respect to contracting, scheduling, estimating, bidding, and contract administration functions.

Job Duties and Responsibilities for [Assistant Project Manager]

  • Assists the Project Manager and Superintendent to ensure projects are constructed in accordance with design, budget and schedule.
  • Assists with preparation of scope of work and negotiates subcontracts and purchase orders.
  • Assists with the development and maintenance of the accuracy of the contract documents (drawings, specifications, RFIs, ASIs and CCDs) throughout the project duration.
  • Prepares change proposals, issues change orders to subcontractors and others and prepares revisions to the master cost breakdown as a result of change orders and management revisions with direction of the Project Manager.
  • Assists in the development of cost estimates of assigned projects by soliciting and obtaining bids from subcontractors and material suppliers.
  • Prepares the Contract Schedule of Values for approval by the Project Manager. Issues subcontracts and purchase orders after receiving approval by the Project Manager. Assists with preparation of owner pay applications, change order requests, and claims. Assists with preparing and updating project schedule.
  • Prepares, expedites, and monitors logs for tracking shop drawings, contract documents, submittals, requests for information, change orders, material delivery logs and other as determined necessary.
  • Develops and assembles closeout documents (as built drawings, operating manuals, shop drawings, guarantees, etc.). Maintains good relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities and company personnel involved with the project.
  • Actively participates and/or leads post-bid, buyout, O/A/C, coordination, lead team, subcontractor, staffing, scheduling and project completion meetings.
  • Keeps the Project Manager fully informed in a timely fashion with regard to any and all problem areas on the project.

Job Requirements for [Assistant Project Manager]:

The following requirements are a MUST for the position:

  • Four-year civil engineering or construction science degree or equivalent combinations of technical training and/or experience.
  • Two to five years experience in the commercial construction industry
  • Must have experience in commercial projects in excess of $10 million
  • Must be computer literate with the ability to master project specific software systems including, but not limited to MS Office suite, Microsoft Project, BlueBeam, Primavera or - Viewpoint Project Management software
